New build property in Knutsford, Cheshire
Working on behalf of a local developer to source land, plan, design and construct a five bedroom open plan home incorporating intelligent technology and a range of luxury features.
Project Brief
The developer, a former client, approached us looking for an end-to-end solution to create their first development property. Our brief covered full project management, from finding suitable land in their desired location, appointing an architect, planning and design, through to construction, landscaping, internal fit out, and overseeing the budget.
The Build
The first stage of the project was to source a suitable piece of land for our client, which we did in a highly desirable area of Knutsford. We brought in a local renowned architect to create the vision for the property and managed the design process to keep the plans within budget.
Following acquisition of the land and consultation with the neighbours, we demolished three houses to create the footprint of one new build. The site, located in a conservation area, had several tree preservation orders in place. Working closely with the local authority, we identified which trees had to be preserved and carried out all works with the environment in mind.
Constructing the three floor property was straightforward. A large basement houses a cinema room, games room, gym, steam room, sauna, swimming pool with jacuzzi bench and water features, and a plant room. The open plan kitchen/diner and living space with custom-made parquet floor and oak stairs gives a light, airy feel. Five luxurious en-suite bedrooms and a loft room are located on the upper floors.
All rooms have underfloor heating and the whole house is fitted with intelligent home technology that controls the blinds, curtains, heating, lighting and audio. We partnered with an interior designer to decorate and furnish the entire house to show home standard. External features include custom-made stone sills, timber windows and stone arches.
Our team selected a top landscape designer to create the vision for the outdoor spaces, which include a sun terrace accessed from the basement swimming pool and a large rill with pond and water feature.
The high-quality finish meant the property was ready to go to market immediately after we had completed our work.
The Result
The 7,500sq.ft. property was put on the market and swiftly snapped up by a private buyer. Our developer client was so pleased with the way we managed the project and the finished result, we went on to work together on a project to convert nine barns into private dwellings.
