Extension and basement conversion at a residential property in Hale 2020
A single-storey extension and double garage construction at a large residential property alongside full renovation works.
Project Brief
The owners of this 1970s house in a sought-after location in Hale wanted a large single-storey extension to the rear of the property to enhance their kitchen space and create a sunken snug.
At the same time, we were also tasked with converting their basement space into a games and media room, replacing a timber-framed double garage and extensive renovation, decorating and external landscaping works to totally transform the property.
The Build
To keep within our 6-month deadline, all works were programmed to take place concurrently.
Starting from the bottom up, construction works began in the basement with breaking out the floors, tanking and creation of the light wells. Our team used the light well openings for access, to bring in materials and remove debris from site. We lowered the height of the basement floor to increase head height by 100mm and cast a new reinforced insulated concrete slab. All the basement walls were dry-lined and plaster-boarded with timber frames and doors, underfloor heating and LVT flooring installed. A utility room and cloakroom WC were also added.
We demolished the old timber framed double garage and began construction of its brick, Tudor clad replacement at the same time as the single-storey kitchen extension. The large rear extension has two levels with the kitchen on the upper level and steps down to the cosy snug. Could do with a few more details on the kitchen here.
The extended renovation works included building a front porch, creating five new bathrooms, installing a new heating system, full redecoration of the house and extensive external landscaping works to include a resin-bound driveway, paving, turf, gazebos and a barbecue area.
The Result
The works we undertook resulted in a full internal and external refurbishment of the property and two extensions that are sympathetic to the period of the house. The property owners were delighted with our team’s attention to detail and careful management of the project, which took six months to complete.
