Commercial Retail and Industrial Units, Parr Industrial, St Helens 2023

Tender to sub-divide a large industrial unit into six smaller units, construct four additional units, and create substantial new car parking facilities.

Project Brief

When this multi-million pound tender to sub-divide a 23,000sq.ft. industrial unit and construct a new commercial unit in St.Helens dropped into our inbox, we knew it was the perfect fit for Heritage Group. Thanks to our expertise in ground stabilisation and experience in commercial construction, we won the tender, which carried a six-month completion window to avoid late penalties.  

The original large steel-framed unit, dating back to the 1960s, needed a full external and internal overhaul to bring it up to modern day standards and meet the expectations of commercial retailers.   

The brief also requested construction of a smaller steel-framed new build unit comprising of four additional units. New and expanded car parks had to be constructed for access by both buildings. 

The Build

We began work on the existing building, stripping the walls and over cladding the roof and walls using a new modern cladding system. Our team replaced all the windows and roller shutters and sub-divided the internal space into six smaller units with all utilities as per the brief. The internal finish of each unit is a painted concrete floor with a disabled WC and a small kitchenette as standard.  

The second phase of construction began with intensive groundworks. The land earmarked for the four 20,000sq.ft. commercial units had to be stabilised using specialist Vibro Menard concrete prior to laying the foundations. Our team also identified significant drainage issues, which we overcame by designing a brand new drainage system. As soon as our solutions were implemented we could make progress constructing four new steel-framed small industrial units to the same specification as the original building. 

The final stage of the project was to expand the tarmac car park within the client’s boundary without any delay to the project. We created approximately 80 car parking spaces to be shared between the ten units.

The Result

We completed the project in September 2023 on budget and within the client’s six-month time frame. The resulting buildings effectively created a small industrial estate within a large industrial area.

All six units in the original building have been let to a range of businesses, including a metal engineering company, a micro brewery, a gym, and Screwfix. At the time of writing, the four additional multi-purpose commercial units are awaiting connection to utilities before lets can be agreed.
